Location

The Ceres Research and Industrial Interplex is located just 10 miles east of Vicksburg along Interstate 20.  Ceres is conveniently located with interstate service to New Orleans (226 miles), Memphis (251 miles), Dallas (361 miles) and Atlanta (423 miles).

Ceres is located 45 miles from the Nissan facility in Canton, Miss.  The strategic location of this park will center your goods and services in the middle of the nation's fastest growing market area, which includes 76 major metropolitan areas in the Sunbelt and Midwest region in the I-20 automotive manufacturing corridor.

Characteristics

There are about 85 acres remaining in the industrial park.  The land is gently sloping, requiring a minimal amount of pre-construction site work.  The sale price per acre is negotiable, based on capitol intensity and employment intensity of the prospective company.  Large and small tracts are available.

Utilities and Services

Entergy provides electrical power with large load capacity for heavy users. The Warren County Port Authority provides sanitary sewer services with an on-site lagoon.  Center Point Energy Entex provides natural gas with a 4-inch main with static pressure of 200 psi.  The Culkin Water District provides water with a 12-inch main with static pressure of 125 psi.  A 300,000-gallon and 500,000-gallon elevated storage tank service the park. 

Transportation

Ceres offers many transportation advantages.  It is located adjacent to I-20, which intersects with Interstate 55, allowing both north/south and east/west access to markets.  In addition, Ceres is located 4 miles from Highway 22, which provides an alternate route to Nissan.

The Vicksburg-Warren County Port is located only 18 miles from the park and provides access to the Mississippi River for water transportation.  The port is designated as a Foreign Trade Zone and a U. S. Customs Port of Entry.

The Jackson International Airport is located within 30 miles of the park.  The airport is designated as a Foreign Trade Zone.
